3 Tips on How to Be a Competitive Buyer

In today’s market, you must negotiate with confidence.

Let me explain how!

1.      Talk with a Local Lender

A local lender will be more apt to communicate and be more responsible. They are usually more available at nights and the weekends. Being able to speak to directly to your lender and ask questions about interest rates for your loan makes for a more comfortable and personable process.

It’s crucial to be pre-approved before starting your search so once you find the home of your dreams, you won’t have to hesitate to put an offer in. Living in Brevard for many years, I have built relationships with many local lenders and can recommend someone best for your needs.

2.      Contingencies

What are common contingencies?

-          The Sale of an existing home/property

-          Finance Status or Insufficient funds

-          Home Inspections (Repairs not being negotiated to pass inspections needed for final loan approval)

-          Seller contingencies (i.e., Title defects, Homeowner Association, etc.)

The more contingencies you have the less attractive your offer is, and the less likely the sellers are to accept it.

3.      Finding a good Buyer’s Agent

It is important to have an effective agent that:

-          Communicates well

o   Communication is most important, not only between you and your agent, but also between your agent and the lender/seller’s agent/title company/inspectors/etc.

-          Has a great reputation, and

o   Read the reviews! What are others saying about the quality of their work?

-          Can walk you through the deal!

o   An agent should be able to explain to you every step, very carefully, all the way to the closing table. You should understand exactly what you’re signing and be fully aware of timelines that are to be met as well.
